Who Pays for the Damage due to Leaking Geysers?
The
Management Rule 68 informs us that the owner of a section is responsible
for maintaining his own hot water installation. Geysers generally
“pack up” because they were incorrectly installed, or because they become
old.
Please
remember that the body corporate’s insurance does not cover maintenance
related geyser problems and the geyser will only be replaced if it is
irreparable.”
At
Knightsbridge, you must keep your geyser in good repair. If it is leaking
on common property you must get the piping repaired and put into the
proper drain pipe, or the body corporate may be forced to repair your
geyser at your expense.
Additionally, owners who damage the Common Property are liable for the
cost of the repairs.
With geyser
problems, it is the responsibility of the owner to contact a plumber to
stop the leak. Because it is important that the plumber understand the
building, the Trustees recommend the building's recommended plumbing
contractor, which is currently PJ Plumbing. Details are available at the
Guard's Station.. Insurance claims need to be registered with the Managing
Agent within 30 days, and all invoices and damage quotes forwarded to them
as soon as possible after the problem has occurred.
