Who Pays for the Damage due to Leaking Pipes?

According to the building’s attorney, Jacques Maree, “If a pipe leaks it is important to determine the exact cause and location of the leak. 

If the leak is situated within the boundaries of the section and if it is in a pipe that can only be used in connection with one owner’s section, then that owner is responsible to effect the necessary repairs. 

If the leak is situated anywhere else on the common property, or if a pipe leaks that services more than one section, it is the responsibility of the body corporate to repair and maintain.”
