Pleased be advised that two
unanimous motions were past at the Trustees' meeting (December 2007) in
the interest of security at Knightsbridge Mansions and the protection of
common property.
Motion 1
Should the body corporate not
receive all the relevant information stipulated in the information pack
for owners or renters, no entry tag will be activated to allow
unrestricted access into the building. If the body corporate has no
information regarding new residents, entrance into the building will only
be gained through the security desk with a sign-in registration, like all
guests.
(This motion has been passed as
letting agents have not been forthcoming with tenant contact details.
Should there be any sort of emergency, such as a burst geyser, fire etc.
it is of utmost important that we are able to contact the relevant person
to gain access into units. As stated in the October 2007 Newsletter,
“Trustees, Estate
Agents and Managing Agents can make themselves vulnerable to litigation if
they do not keep proper records. That is why it is so important that
owners update their information and fill out all the necessary forms,
available at the Guard Station, for tenants and long-term guests, as well
as their housekeepers, especially in this time of rampant crime and
assault.”
Motion 2
Starting 1 January, 2008, all
owners who rent out their apartments will be charged a R1000.00
administration fee to cover any possible damages to common property by
tenants during their move in or move out. Such deposit will be refunded
should the owner discontinue renting their unit.
(As the building has reached
a significant owner/ rental ratio, it has become increasing difficult to
control damages to common property by tenants moving in and out of the
building. Letting agents have not been following the Conduct Rules by
forwarding a move in/ move out deposit of R 1 000.00 and as a result, all
owners are having to pay for damages caused by tenants and/or their
movers..
